Water Leak Detection: The Cheapest Thing on a Water Heater Quote, and the One Almost Nobody Adds

The equipment this site helps you price — water heaters, boilers, air handlers — is also the most common thing in a house to flood it. The moment to add leak protection is the moment that equipment is being replaced, and it is almost never on the quote.

I have a friend who spent $1M building a house in Hoboken. Everything in it was chosen twice — the tile, the millwork, the lighting, the appliances. What finally damaged it was none of those things. It was a supply line behind a third-floor washing machine, on a Friday, while the family was away for the weekend.

Nobody was hurt. Nothing burned. A braided hose the thickness of a pencil let go, and by Sunday the water had found its way through three floors of new construction. The insurance covered most of it. What it could not cover was the four months of living somewhere else while a finished house was taken apart and rebuilt from the studs.

The part worth sitting with is this: the failure was not exotic, the house was not old, and nothing about it was cheap. The leak simply ran unattended for about sixty hours.

The short answer

If you are replacing a water heater, a boiler, or an air handler, that is the single best moment in the life of your house to add leak detection — and it is almost never on the quote. The water is already off. The plumber is already standing there. A drain pan with a sensor, or a shutoff valve on the main, costs a fraction of what the same work costs as its own separate service call later. Ask for it as a line item before you sign.

Why it works that way

Most serious water damage in a house is not a storm and not a roof. It is plumbing that fails while nobody is home to notice.

That distinction matters because of one number: rate times time. A failed half-inch supply line at ordinary residential pressure runs on the order of several gallons a minute. Say five, conservatively. Five gallons a minute is unremarkable — it is roughly a bathroom tap wide open, and if you were standing there you would simply turn it off. But nobody is standing there. Over a weekend away, five gallons a minute is something on the order of ten thousand gallons moving through a building that was designed to keep water outside it.

The leak does not have to be dramatic. It has to be unattended.

And this is where it stops being a plumbing story and starts being an HVAC one, because the equipment this site exists to help you price is also, quietly, the most common thing in a house to flood it:

  • Water heaters fail from the inside. A tank rusts through from the bottom and releases its entire contents, then keeps refilling and releasing, because the supply valve upstream has no idea anything is wrong.
  • Boilers and hydronic systems hold water permanently and circulate it under pressure through every room they heat. Relief valves discharge, circulator flanges weep, near-boiler piping develops pinholes.
  • Air handlers and AC coils produce water by design. A cooling coil pulls gallons of condensate out of the air on a humid day and sends it down a narrow drain line that clogs with biological growth. When it clogs, the pan overflows — and in an attic or a closet above finished space, that lands on a ceiling.
  • Whole-house humidifiers are a small permanent water connection bolted to your furnace, usually with a saddle valve, which is a fitting many plumbers will tell you they have replaced far more often than they have installed.

Every one of those is a machine you will eventually pay someone to replace. Each replacement is an opportunity to leave the house better protected than it was, and the opportunity is usually skipped in silence.

The three tiers, and what they actually do

They are not the same product and the difference matters.

A passive sensor. A puck on the floor next to the water heater that shrieks when it gets wet. Cheap, and genuinely useful — if someone is home to hear it. Against the failure mode that does the real damage, an empty house over a long weekend, it accomplishes nothing at all.

A sensor that closes a valve. The same detection, wired to an actuator that shuts off water to that appliance or to the house. This is the first tier that works when nobody is home, which is the only tier that addresses the actual problem.

A whole-house flow monitor with automatic shutoff. Installed on the main where water enters, it watches flow patterns and closes the valve when it sees something that does not look like normal use — a fixture running continuously for an hour, flow at 3 a.m. when the house is asleep. It is the most expensive option and the only one that catches a leak inside a wall, where no floor sensor will ever be.

There is a real trade-off in that last tier that a good contractor will raise and a lazy one will not: an automatic valve that closes on a false positive leaves you with no water until someone resets it. If the house has an irrigation system, a water-cooled appliance, or anyone who takes very long showers, that needs configuring rather than ignoring.

What to ask

The point of asking is not to catch anyone out. It is that these are decisions with real trade-offs, and a contractor who has thought about them will give you a different answer than one who has not.

  1. Is there a drain pan under this equipment, and does it go anywhere? A pan with no drain line and no sensor is a pan that holds about two minutes of a real leak and then overflows.
  2. What would it cost to add a leak sensor and shutoff while you are already here? Get it as its own line, so you can see what you are actually paying for rather than having it disappear into labor.
  3. Where does the condensate from this air handler go, and is there a float switch on the secondary pan? For any equipment installed above finished living space, this is the question. A float switch shuts the system down before the pan overflows, and it costs very little.
  4. If we put an automatic shutoff on the main, what in this house would trip it? The answer tells you whether they have installed one before.
  5. Does my insurer discount for this? Many carriers do, particularly for monitored whole-house shutoff. It is worth a phone call before you decide, because it can change the arithmetic substantially.

The part that makes this a quote question

Leak detection is unusual among home improvements in that its cost is almost entirely determined by when you do it, not what you buy. The hardware is inexpensive. What is expensive is a plumber’s trip, draining a system, and cutting into a line that was closed up last year.

So it belongs on the quote you are looking at right now — the water heater changeout, the boiler replacement, the new air handler. Not because it is urgent, and not because anything is likely to fail this year. Because the water is off and the technician is already in the room, and that combination is not going to happen again for another decade.

My friend’s house is finished again. The new washing machine sits on a pan, with a sensor in it, wired to a valve that closes the whole line.

It cost almost nothing, installed at the same time as everything else.
